Birmingham Overview

Strategically located in the heart of England, Birmingham is one of the UK's most crucial regional hubs. Boasting the largest city economy outside of London, Birmingham is recognized as a prosperous, high-growth investment city. However, it is the city's future growth projections that truly make it an exciting investment opportunity.

Birmingham Property

Birmingham is increasingly popular among investors due to its strong capital growth forecasts, high rental yields, and lower entry point compared to London properties. JLL ranks Birmingham among the top three cities for average property price growth over the next five years, projecting a 19.2% increase. Key growth drivers include the Commonwealth Games, HS2, and extensive urban regeneration.

The city’s rapidly growing population and chronic shortage of high-quality residential properties offer prime opportunities for property developers and investors. Urban bubble estimates that Birmingham needs around 1,000 new homes annually to meet rising rental demand. Their report also noted a significant increase of over 15,000 students in Birmingham in 2022-23 compared to seven years prior, indicating a growing demand for build-to-rent properties as these students transition to postgraduate life.

Global companies like Goldman Sachs, HSBC Bank, and Deloitte are setting up headquarters in Birmingham, reflecting a broader trend of blue-chip employers moving to the city instead of the capital. Combined with a high graduate retention rate from its five universities, Birmingham attracts a talent pool of high-earning young professionals—a key demographic for the build-to- rent sector. Recognized for its vibrant bars, Michelin-star restaurants, world-class museums, top shopping, scenic canals, green spaces, groundbreaking music, elite sports, and rich culture, Birmingham was named one of the best cities in the world in 2022 by TimeOut.

Birmingham Regeneration

Ideally located in the heart of England, Birmingham serves as the central hub on the HS2 line, connecting London with the Northern Powerhouse. The government’s £72bn scheme will transform Birmingham into a commuter hotspot for millions of Londoners seeking more

affordable rent and higher-quality rental accommodation, reducing the commute to the capital to just 49 minutes. At the center of this network, Birmingham’s Curzon Street station will be one of the most environmentally friendly stations worldwide.

Another significant regeneration effort is The Big City Plan—a 20-year masterplan aimed at supporting Birmingham’s evolution into a global city center. This plan includes creating 1.5 million square meters of new floorspace, generating over 50,000 new jobs, contributing £2.1 billion to the local economy annually, fostering a well-connected, walkable city, and preserving the city center’s historical assets, among other initiatives.

Additional regeneration projects include the Snow Hill Masterplan, a 20-year strategy featuring a £50 million investment in Snow Hill railway station. This area, home to key assets such as the Colmore Business District, holds significant potential and is expected to generate tens of thousands of jobs through its redevelopment.

Birmingham boasts the largest city economy outside of London. According to the Irwin Mitchell City Tracker, its economy is projected to be among the top three fastest-growing in 2023, with a GVA expected to reach £29.6 billion in Q4. Key sectors driving this growth include creative and digital technologies.
